Power of attorney to sell property in the CIS while you are in Israel

A notarial power of attorney lets another person carry out specific acts in your name. If you are selling property abroad and cannot attend the transaction, an Israeli notarial power of attorney for a representative on site is often used. First ask the realtor, notary or registry in the country where the property is: what text they need, in which language, and whether an apostille is required.

I draft and certify the Israeli side to their requirement. A Magistrate Court apostille is added only if the receiving side asks for it. Before any paid work I look at photos of the documents and at the text or template from the other side. If the power of attorney or the apostille is not needed, I will tell you straight away. Payment: once the documents are ready. The fee for drafting the power of attorney is determined individually. The notarial certification is charged according to the official tariff (ק"ת 12158).

This one covers the narrow scenario of selling property in the CIS: the focus is on the draft text from the other side and on an apostille only when the receiving side asks for it. What you bring

  • Passport or teudat zehut: to verify your identity at signing.
  • Property details: the address and the number in the local registry, if already known.
  • Representative’s details: full name as in their document, document number.
  • A draft or template from the destination country (recommended): text from the local realtor, notary or registry.
  • The text of the requirement: whether a notarial certification from Israel, an apostille or a translation is needed.

If there is no ready draft yet, we can start from your description of the transaction. But it is better to bring a draft from the other side.

How the document is built

  1. Purpose and scope. Which acts are allowed, the term, the limits. For a single sale a specific power of attorney is usually better than a broad "general" one.
  2. Text. In the language the destination country asks for; if needed, a parallel translation on the same document.
  3. Signing in person before the notary. Identity check; you sign in my presence. Remote signing by video is not possible.
  4. Binding and seal. Under Israeli rules.
  5. Magistrate Court apostille. Only if it is requested. If it is not requested, we skip this step.

What an apostille does and what it does not

An apostille confirms the notary’s signature and capacity. It does not approve the content of the power of attorney and does not guarantee that a registry, notary or bank in another country will accept the document for a particular transaction.

As on the Power of attorney page:

  • ₪197 for the first signature + VAT;
  • drafting the text of the power of attorney is also paid; the fee is agreed in advance;
  • if an apostille is needed: the ₪41 court fee (from 1 January 2026, updated annually) + my ₪200 filing service (not part of the notarial tariff).

Notarial work, translation and delivery are separate from the state fee. There are no "CIS packages" and no foreign tariffs. I give the amount for your set before work starts. Payment: once the documents are ready. No prepayment.

What I do and what the property’s country decides

Me: I check the requirement; draft and agree the text; certify the signature in person; on request, arrange the court apostille.

The property’s country: which powers are mandatory; the language; whether an apostille is needed; whether the set is accepted without you attending. I do not replace the local notary and do not run the transaction in a foreign registry.

Honest limits

  • No guarantee of acceptance abroad, even with an apostille.
  • Without a draft from the other side, the risk of refusal or "redo it" is higher.
  • I do not prepare an enduring power of attorney (ייפוי כוח מתמשך).
  • Revoking a power of attorney already given is a separate formal act, not a phone call.
  • I do not publish a street address.

How to start

Send on WhatsApp:

  • a photo of your passport or teudat zehut;
  • the country and city of the property, and briefly what you are selling;
  • the representative’s details;
  • the draft / template / correspondence from the other side.

Can I sell property in the CIS without travelling?
Often yes, through a representative with a notarial power of attorney. The rules of the transaction and acceptance of the document are decided by the property’s country.

Is an apostille always needed?
No. Only if the receiving side asks for it. The apostille on an Israeli notarial power of attorney comes from the Magistrate Court, not the MFA.

What should I get from the other side?
A draft text or a list of the mandatory powers from the local realtor, notary or registry, before the final signing here.

Do you guarantee acceptance by the registry?
No. An apostille does not guarantee acceptance for a particular transaction.
